cONVENTIONAL 

A conventional loan is the most popular loan program chosen by homeowners looking for long term, stable Interest rates and low monthly payments during the entire term of the loan. If you're looking to ensure that your principal and interest payments won't fluctuate over the next 10 to 30 years, regardless of market conditions, a Conventional Home Loan might be right for you. 

*Payment example: If you bought a $350,000 home and put 3% down, for a loan amount of $339,500, with a 30 year loan at a fixed rate of 6.0% (APR 6.15%), you would make 360 payments of $2,068.00. Payment stated does not include taxes and insurance, which will result in a higher payment.

FHA

FHA loans are insured by the Federal Housing Administration and are specifically designed to help borrowers get into homes with a minimal down payment.

This is great news for First Time Buyers and clients that may need the flexible underwriting guidelines of an FHA Loan. Down payments can be as low as 3.5% for up to 30 years with a fixed interest rate. Similar to the conventional loan, the down payment can be given as a gift from a family member. This makes the FHA Loan one of our most popular. 

**FHA Payment example: If you bought a $350,000 home with a down payment of 3.5%, for a loan amount of $337,750, on a 30 year loan at a fixed rate of 6.0% (6.15% APR), and a $157/month private mortgage insurance payment, you would make 360 monthly payments of $2,215.00. Payment stated does not include taxes and insurance, which will result in a higher payment.

JUMBO LENDING

This loan is perfect for families requiring a home with lots of room and higher than average price point. Jumbo loans start at loan amounts above $766,550 in most states. Interest Rates do tend to be slightly higher for these loans as there is greater risk and Jumbo Loans cannot be sold to Fannie Mae or Freddie Mac. If you have a higher monthly income, but don't want to put down a large sum of money, a Jumbo Loan is a wonderful solution.

Veterans administration (va loans)

A VA loan is a mortgage guaranteed by the U.S. Department of Veteran Affairs. These loans offer our military veterans, active duty members and surviving spouses with tremendous benefits that they so greatly deserve. This loan requires no down payment and offers Low Interest Rates.

THE LOAN PROCESS IN 4 EASY STEPS

Getting a home loan shouldn’t be stressful. But, if you’ve ever gone through the process before, you know it certainly can be. We strive to make the process simple and stress free from our first conversation to the day you close. 
 

STEP 1: gETTING PRE-APPROVED

Before starting the home buying journey, it is always best to obtain a pre-approval so you know your buying power! Most professional real estate agents will also request this so that you can make an offer on any properties as quickly as you need to. In this fast paced market with limited inventory, there can often times be multiple offers on homes, so being ready ahead of time with your pre-approval only will increase your chances of a successful offer! This is a great time for us to get to know each other and set a clear roadmap of expectations for the exciting journey you are about to start on. We will have you fill out a quick application and provide some upfront documentation. You will receive a pre-qualification letter from us as well as a presentation of the best available loan options that will show your estimated monthly payment. 

 

STEP 2: FIND YOUR DREAM HOME 

Now starts the real fun! (Not that the loan process isn’t super fun….it is with Jill Sheldon & Co.) You will be armed with the knowledge of what your pre-approval range is, so you can start to narrow down the search for your dream home. Our door is always open, so as you find potential contenders, reach out to us to let us know if you would like any loan options updated based on what properties you are looking at. When you find THE ONE and have a signed contract, we are able to lock in your interest rate!

STEP 3: pROCESSING, UNDERWRITING & LOAN APPROVAL

Thanks to your teamwork upfront in the pre-approval process, we will already have a great jumpstart on the loan processing! Our loan processors are the best in the business and will seamlessly package your loan to have our underwriting team review for approval. We’re very fortunate to have an in-house, local underwriting team (THIS IS RARE) who look for reason to make the approval process EASIER and not make you feel like you must provide your first-born, to gain a loan approval. Once we receive underwriting approval, we’ll begin partnering with the title company to begin preparations for your loan closing.

 

STEP 4: LOAN CLOSING

The wait is OVER! All of the teamwork pays off as this is the day you will sign your loan documents at the title company! We’ll be there, ready to celebrate this momentous occasion right alongside of you.
